Renovating, extending or building new

The electrical plan is cheapest to get right before the plaster goes on. Here's what to think about early.

Why it happens

New rooms bring new loads. Induction cooktops, ovens, air-con and bigger kitchens often need their own dedicated circuits.

Wiring happens in two stages. Rough-in (cables in the walls and ceilings) happens before plaster; fit-off (points, switches and lights) happens after. Changes after plastering cost more.

Older homes hide older wiring. A renovation is often the easiest time to replace ageing cable and bring circuits up to today's standard.

πŸ’‘ What you may not have considered

  • Your switchboard may not have the space or capacity for the extra circuits, so check it before you plan the kitchen.
  • Plan power points around your furniture, TV, bedside tables and benches, not just the empty room.
  • Think about the future: a dedicated circuit for an EV charger, space for solar or a battery, outdoor power and data points.
  • Make sure you'll get a Certificate of Compliance for Electrical Work (CCEW) when the work is done. Your certifier, insurer or a future buyer may ask for it.

βœ… 3 things to think about

  1. Get Patrick involved at the plan stage, alongside your builder, not after the frame is up.
  2. Walk through each room: where will you stand, sit, charge phones and need light?
  3. Ask for the electrical scope in writing, so you and your builder are quoting on the same thing.
